Why I made this

I got tired of not knowing who to call.

I flipped my first house at 19, bought a rental at 23, and now own a duplex. Along the way, I’ve hired guys for sheetrock, trees, painting, trim, plumbing, you name it. Every project seemed to start with the same question: who do I call?

One time I needed to take a tree down and got eight quotes for the exact same tree, ranging from $1,000 to $5,000. Same tree, same job, a $4,000 difference. So I started keeping my own list of who I called, what they charged, and who was actually worth calling again.

The more projects I did, the more friends started asking me the same thing: “Who’s your guy for that?” That’s when it clicked. Homeowners don’t need another list of ten companies. They need one good name they can trust.

I was already building that list for myself, so I decided to build it for everyone else. That became I KNOW A GUY.

How I pick.

If I wouldn’t send them to my mom’s house, they’re not on the list.

Same five steps for every guy, in every trade.

I ask around.

Who’s your guy for that? I ask neighbors, friends, people who just had the job done. Then I search online and build the list.

Every guy gets the same job.

I send the same example project to each guy. Same wording, same day.

I do my homework.

Who answers fast, what it costs, what’s included, the warranty. I make sure they really are the guy.

I pick the guy.

It’s a judgment call, not a formula. A great price with the wrong tone still gets cut. The guy I’d call myself gets the offer. If he’s not interested, I keep looking.

I hold them to it.

Every company confirms it’s licensed and insured. If homeowners tell me a guy stopped being the guy, he’s off the list.

For companies.

One company per service, per ZIP. The guide mails to every home in your ZIP, and yours is the only name under your trade.
